applicants. FNCS has the ability to access a one, two, or three bureau

each of the national repositories is then de-duplicated and merged into one

Residential Mortgage
Credit Report (RMCR) Balance Update Add a spouse |
In accordance with Fannie Mae, FHLMC,
FHA and VA guidelines, FNCS provides
this standard verified credit report, consisting of data merged from two or
three of the national repositories.
All trade-line information is updated within 90 days of the current
date, and Public Record information, two years of employment history and
residency information are also updated and verified. A personal contact interview may also be
conducted upon request. If desired, a
Consumer Copy will be mailed to the borrower in either English or Spanish. As a Secondary Market guideline, all
tradelines are automatically updated within 90 days. If a lender requires that
we update the trade balance even though it s within the 90 days, an
additional fee will apply. Co-borrower (spouse only) added to RMCR
or Express RMCR. |

Broker s Price Opinion (BPO) Comparative Market Analysis (CMA) |
Comparative
Market Analysis (CMA) and the Broker s Price Opinion (BPO) are performed by
real estate agent s licensed in residential real estate in the state in which
the property is located. These
evaluations include the agent s observations of the apparent condition of the
subject property, prevailing local market conditions and the agent s estimate
of selling price in given sets of circumstances. The drive-by CMA and BPO are not appraisals and do not include
either (a) a physical inspection of the interior of the subject property, or
(b) photographs of the interior or exterior of the property unless otherwise
specified in the order and separately priced by agreement of the
parties. The Comparative Market
Anlaysis (CMA) is similar to the BPO but contains more detail about the

1 In those cases where there is a large boiler system, systems with multiple boilers or hot water heaters, common water systems shared by more than one unit, etc., winterizations will be on a bid basis only.
2 Nail boarding will be performed on a request basis only.
3 When towing or lien checks are not required or when FNFS is able to call the local authority and leave the vehicle on the street for pickup and disposal, there is no charge for the vehicle removal.
4 Note that for some jurisdictions, a minimum number of personnel will be required. In addition, movers in certain areas require a 4-hour minimum. Accordingly, charges for movers will be dependent upon local requirements.
5 Typically, photo documentation will include photos of window replacements, board-ups, debris removal services ( before photos and load photos), and lawn care (usually before and after photos of front and back yards). Particularly important will be photo documentation of any mortgagor personal belongings that are stored or disposed of.
